The Market value is what you could expect to pay for a property of its kind. Your Realtor will conduct a comparative market analysis or CMA. Though not as detailed as a professional appraisal, a CMA evaluates the home and market to estimate home value, typically for listing purposes.

A realtor has access to various sources of information to help establish market value. They give you information about the current economy and the market and how it may have affected the value of your property. A sellers’ market can mean prices are rising and a buyers’ market can mean falling prices.

A realtor also physically inspects the interior and exterior of the home. The architectural styles, renovations, views, landscaping, neighbourhood zoning, and gives feedback on what could affect the property’s value and what you could improve on for a better sale price.

Lastly, a Realtor determines the value of the property by the most recent comparable market data for homes sold in a neighbourhood using the MLS®. With all this information, your realtor can provide an estimate of the market value of your property and together you can establish an appropriate list price.
