Conducting a title review is so important when selling a home as it brings transparency to the sale of the home and it can help protect buyers from potential legal issues and disputes that may arise in the future.  

A title review is to ensure that all titles are valid and to confirm the seller actually owns the property.  A title review also reviews public records, deeds, mortgages, liens, judgments, easements, statutory right of ways, and other legal documents associated with the property and makes sure that everything about the sale or transfer of property is accurate.

There is a condition in the contract of purchase and sale stating that the purchase is subject to a review of the title to the buyer’s sole satisfaction.
